An open front porch, closed in as a year-round room. On a west-end Toronto street, D2 Build framed, insulated, and finished an existing covered porch into a weather-tight interior entry — warm underfoot in January, and built for storage the family never had.

Porch Enclosure Addition In The West End - Turning Lost Square Footage Into Living Space

In this Toronto West End project, we transformed an open-air brick porch into a fully insulated, four-season front entryway. By enclosing the existing footprint, we were able to provide the homeowners with approximately 110 square feet of highly functional interior space, serving as a bright and welcoming mudroom.

The design beautifully bridges the original character of the home with modern upgrades. We preserved the home’s original exterior brick wall by painting it a crisp white, turning it into a stunning interior accent wall. Custom built-in cabinetry, durable flooring, and upgraded exterior finishes complete this seamless addition.

Interior Finishes & Carpentry

Flooring: Installed resilient Luxury Vinyl Plank (LVP) flooring selected by the client, ideal for high-traffic entryways.
Trim & Millwork: Upgraded the space with 5.5″ paint-grade hardwood baseboards complemented by a 1” shoe mold, and framed the new windows and doors with classic 3″ hardwood casing.
Paint: Newly drywalled walls and ceilings primed and painted with Benjamin Moore matte finish. Trim and original brickwork were painted to the client’s custom color and sheen specifications.

Exterior & Envelope

Framing: New stud walls built across the open porch, tied into the existing structure, with rough openings set for three windows and a new exterior door.
Insulation: Continuous rigid foam (R-5) sheathing over the framing, mineral wool in the wall cavities, and spray foam through the floor joists — a full thermal break from the old open porch.
Windows & Door: Black-framed windows and a new exterior door supplied and installed, flashed and sealed to the weather-resistant barrier.

Electrical Upgrades

Wired and installed 3 sleek interior pot lights for even illumination.
Installed a welcoming exterior light fixture (client-supplied) and a convenient new exterior GFCI outlet.
